SkyWorld reaches greater heights with The Valley Residences

KUALA LUMPUR (June 24): SkyWorld Development Bhd is setting “new standards” with its latest completed development, The Valley Residences located in Setiawangsa.
The Valley Residences will be the highest residential building built by SkyWorld to-date and the tallest residential building in Setiawangsa, stated the developer in media release.
With a gross development value of RM761 million and coverfing a “strategically located” 4.66-acre parcel of land, The Valley Residences comprises 1,309 “meticulously crafted units” with sizes ranging from a comfortable 800 sq ft to 1,318 sq ft, ensuring ample living space for residents. The development will have three towers of 48, 43 and 54 floors respectively.
It with the latest achievements in mind that SkyWorld hosted an exclusive project tour to showcase on Thursday to provide members of the media, bankers, estate valuers and solicitors with an immersive experience of the project and “its exceptional features”.
The project tour highlighted “the craftmanship and attention to detail that have become synonymous with SkyWorld’s developments and were provided a comprehensive insight into the project’s distinctive features, architectural design, and sustainability initiatives”.
Also seen were the development’s extensive range of amenities, such as the Olympic-length swimming pool located on the ground level, landscaped gardens & recreational areas, Jacuzzi Cove, Hammock Grove, Forest Veranda, Canopy Walk, Sierra Playpark as well as the first-of-its-kind Power Mixed Martial Art gymnasium.
Of note is that even with over 60 facilities, the maintenance fees in The Valley Residences are just RM0.29 (excluding sinking funds). The development has achieved a take up rate of 100%.
“SkyWorld’s commitment to sustainability is evident throughout The Valley Residences. We believe in ‘Healthy Building, Healthy Living’ as part of our Product DNA that serves to provide high quality products to the market,” said Lee Chee Seng, chief executive officer of SkyWorld at the event.
“We put strong emphasis on several technical analysis into our developments including sun path analysis, cross ventilation analysis, footprint thermal analysis, thermal analysis and daylighting analysis in order to achieve the perfect comfort liveable environment for our residents,” Lee added.
“We have always aimed for green buildings, and nowadays, everything is about green. We have been green since our first projects in 2017. The government now talks about ESG but this was already in our mind when we started,” he said.
SkyWorld’s developments are Green Cronstruction certified by bodies such as CIDB. The company also insists on a Green Plot Ratio of 50%.
Green is also coupled with quality. “Our Quality Centre which opened in 2017 is the first of its kind in Malaysia.” According to Lee, “all our projects are above the market average standard QLASSIC [Quality Assessment System in Construction] score of 69% to 73%.
QLASSIC is a system or method to measure and evaluate the workmanship quality of a building construction work based on Construction Industry Standard (CIS 7:2006).
Lee also feels that innovation is an important factor for a company to grow. Last year, SkyWorld introduced its Solution Plus. The latter is an e-commerce app that allows users to search for contacts, recommendations and price comparison for interior design, furniture and other home solutions. Homeowners can get savings and special packages from SkyWorld’s preferred home solutions partners.  
“Solution Plus is made to address these issues, all within your fingertips. SkyWorld homeowners are able to enjoy great savings and special packages from the preferred home solutions partners.” 
Earlier this month, SkyWorld was named the World Gold Winner for its SkyAwani 2 Residences in the affordable housing category at the renowned FIABCI World Prix d’Excellence Awards 2023. 
“I have been told before we could not participate in the international FIABCI because we are not listed,” said Lee. And to make it even more significant, Lee revealed that SkyWorld was the first Malaysian developer to score a Gold at its maiden attempt at the awards.
But most importantly, are the homebuyers of SkyWorld happy with its products? “We have repeat sales of 40.9% of customers, and so far, our satisfaction rate after unit collection is 90.6%,” said Lee.
And SkyWorld will not rest on its laurels. “We have launched 13 projects worth close to RM6 billion as of now. We have handed over seven projects and six ongoing projects.”
“We have launched a total of more than 12,000 units, our overall take up rate since last year December is at 98%. Our unbilled sales as of today is RM968 million. In the next three years, we are going to launch 10 projects worth a total GDV of RM4 billion,” added Lee.
