Eng Han Group tops out 49-storey Tangen Residences in North Kiara

Eng Han Group, one of Malaysia’s established construction and property development groups, has topped out Tangen Residences, its 49-storey residential development in North Kiara, Segambut. The 413-unit tower is approximately 90% taken up, with vacant possession scheduled for Q4 2027. The milestone adds to a property development portfolio that has surpassed 4,000 units sold with a total gross development (GDV) of approximately RM1.7 billion as of September 2026.

Eng Han Group was established in 1992 as a construction business and entered property development in 2005 with Taman Desa Penaga in Kulim, Kedah. Its portfolio now spans landed homes, high-rise residences, commercial properties, and mixed developments across Peninsular Malaysia and Sabah, with projects in Kedah, Penang, Pahang, Selangor, Negeri Sembilan, and Kuala Lumpur. In the capital, Ixora Residences, part of ARI Permaisuri alongside Akasia and Rumbia, was the Group’s first high-rise residential project in Kuala Lumpur and its step from landed homes into high-rise living.

Mr. Pua Kai Han, Director of Eng Han Group, said that this growth is guided by the Group’s philosophy, “Build to Create Your Future”, which treats a home as more than a completed structure.
“A house is made of bricks and concrete. A home is where a family builds its future. That is why we look beyond completing a building, to whether the location is right, the layout is practical and the development is sustainable for the years ahead,” Mr Pua elaborated.

The philosophy is shaped by the Group’s construction roots. Construction and property development remain its two core pillars, with the construction arm holding an order book of approximately RM1 billion in secured contracts with established developers and partners. As the construction and development teams work closely together, potential issues can be identified earlier, during planning and design, so that what is promised to purchasers can be delivered on site.

Tangen Residences reflects that approach. Set on 2.83 acres, the freehold single tower comprises 413 homes with three or four bedrooms, ranging from 1,033 sq ft to 1,582 sq ft, with prices starting from RM626,000 and a GDV of approximately RM358 million. It was designed for families who want greater space and privacy, including younger households who wish to have a home of their own while staying close to their parents, with Mont Kiara, Desa ParkCity and Kepong nearby and access to the DUKE and MRR2.

Level 49 is designed as more than a facilities deck. At the very top of the tower, the rooftop is conceived as a place where residents can step away from their everyday routine and enjoy the height and the views, with a yoga and dance studio, meditation deck, reading lounge, indoor and outdoor sky lounges, a sky cinema and the Luminous Moonlight Terrace. While prioritising comfortable living spaces and recreational experiences, Tangen Residences is also committed to sustainable development practices and has obtained Provisional GreenRE Silver Certification.

Looking ahead, the Group’s pipeline continues to extend across Peninsular Malaysia and Sabah. Upcoming projects include apartments at Aman Perdana, Klang; apartments at Lavender Height, Senawang; and semi-detached homes and bungalows at Greenhill Residence Phase 5, Shah Alam. In Sabah, upcoming developments include Montrose condominium in Damai, Kota Kinabalu; the Gemilia Suites serviced suites in Menggatal; and single-storey terrace homes at Taman Senja in Sipitang.
