SEPANG: IOI Properties Group (IOIPG) celebrated the groundbreaking for Senna Puteri, its newest township spanning 117 acres in Klang Valley South. Sited near Bandar Baru Salak Tinggi, Senna Puteri leverages on the group’s strategic landbank, with connectivity to the North-South Expressway Central Link (ELITE), Putrajaya-Cyberjaya Expressway, and Nilai-KLIA Highway as well as proximity to Putrajaya, Cyberjaya and Kuala Lumpur International Airport (KLIA) Terminals 1 and 2.

Complementing its prime connectivity profile, the township is just five minutes away from the Salak Tinggi Express Rail Link (ERL) station, facilitating access to more than 170 destinations across Klang Valley’s growing integrated rail network via the KL Sentral transit hub.

It leverages on a diverse range of educational, commercial and leisure amenities nearby such as Xiamen University Malaysia, INTI International University, Mitsui Outlet Park, AEON Mall Nilai, and the Kota Seriemas Golf and Country Club. Senna Puteri’s proximity to major landmarks such as KLIA (13km) and the Sepang International Circuit (12km) helps drive value for property seekers and investors.

“The word senna has meanings of brightness in Arabic, representing our vision for our township in Bandar Baru Salak Tinggi. The area is known for its verdant forests and serene, sun-drenched hillscapes. Development for Bandar Baru Salak Tinggi took off when it became Sepang’s Administration Centre in 1983, with further catalysts in international amenities such as Kuala Lumpur International Airport and the Sepang International Circuit.

“IOIPG ventured into the area with our land purchase in 2012, recognising the area’s booming demographics and accessibility, driven by good road & ERL connectivity and ample educational institutions & employment opportunities,” said IOIPG group chief operating officer Teh Chin Guan.

“Our vision for Senna Puteri is to follow on the success of Warisan Puteri, our integrated mixed development in Kota Warisan, Sepang, to be a well-planned, self-sustaining mixed development with a comprehensive range of residential, commercial and recreational components.

“Complementing existing commercial, industrial and trade activities in the area, we are committed to bringing IOIPG’s unique development approach here through a series of exciting landed and high-rise offerings. This will be showcased in Senna Puteri with its first residential launch offering modern hilltop townhouses in Q2 2024, forming the nucleus of a vibrant new community to drive the growth trajectory of the township and vicinity ever higher,” he added.

Senna Puteri, with 12 phases of development over the next 10 years, is complemented by recreational areas, green spaces, a community hall, surau and more. Following its first residential launch, IOIPG has plans for a balanced range of townhouses, terrace homes, high-rise and commercial products, carefully tailored to the needs of property seekers in the area as well as affordable homes in support of the national housing agenda. These launches will be rolled out in the coming quarters, ensuring a steady supply of quality homes for the growing market in Klang Valley South.

Comprising 386 units in its first phase with lot sizes of 26’ x 65’ in a 17.8-acre gated and guarded enclave, Senna Puteri’s first residential launch offers 3-storey hilltop townhouses that have built-ups from 1,690 sq ft to 1,862 sq ft for lower units with three-bedroom, three-bathroom layouts, while upper units feature built-ups from 2,336 sq ft to 2,454 sq ft with four bedrooms, three bathrooms and an accompanying powder room.

“Catering for young families and upgraders seeking room to grow with contemporary hilltop homes in a gated & guarded community, as well as professionals commuting to KLIA or Kuala Lumpur via the ERL Salak Tinggi station nearby, the development traces its lineage from Senna Puteri, evoking the bright yellow hues of the senna bloom. We worked with the land to give the launch its own unique character, incorporating open spaces throughout the phase and township as well as scenic views of the rolling hills and greenery all around,” said IOIPG Bangi and Sepang general manager Wong Peen Fook.

In line with IOIPG’s signature design DNA, the development showcases open living, dining and kitchen areas maximising natural lighting and air circulation, while optimising spatial efficiency and fostering interactions at home. Integrated yards and utility rooms bring added value and functionality for home seekers, with versatile use of space catering to diverse living arrangements. Townhouse rows are separated by 6m-wide back lanes with rear gardens, bringing nature closer to home while enhancing privacy for home owners.

Surrounded by lush greenery, owners and residents of the three-storey hilltop townhouses can relax and unwind in the development’s 2.75-acre integrated recreational space. There are facilities such as a barbecue area, badminton court, basketball court and children’s playground, providing for active lifestyles and healthy community interaction. In addition, there will be a multipurpose hall nearby to serve as a venue for social gatherings, activities and events.

“The townhouse development benefits from the pull factors of Senna Puteri, including breezy climes with year-round average temperatures of about 26.2°C1 and an elevated site on Bukit Botak Dahlia, amid the rugged natural scenery of Bandar Baru Salak Tinggi. The area is popular with nature lovers, with surrounding green lungs and hiking trails nearby,” Wong said.
