Mah Sing opens M Mira sales gallery in Setapak, units priced from RM474,000
KUALA LUMPUR (Oct 19): Mah Sing Group Bhd has opened the sales gallery for M Mira, its fifth high-rise residential project in the combined Wangsa Maju and Setapak area, after Phase 1 achieved a 93% take-up rate at launch.
In a statement, Mah Sing said Phase 1 of the development recorded the take-up rate, with Phase 2 now open for sale.
M Mira is a 40-storey, single-tower residential development comprising 633 partially furnished units with indicative prices starting from RM474,000.
The units have built-up areas ranging from 800 to 1,050 sq ft, with three to five bedrooms, and will be released across four phases. They are aimed at first-time homebuyers, young professionals and growing families.
Mah Sing’s other developments in the area include M Adora, M Astra, M Azura and StarParc Point, which the group said were sold out.
For M Mira, Mah Sing said its butterfly-style layouts were designed to improve space efficiency, natural lighting and cross-ventilation. Five garden-yard units on Level 8 will provide direct access from private outdoor patios to the podium facilities deck.
Mah Sing marketing and sales chief operating officer Jean Khor said M Mira was designed around the everyday needs of homebuyers.
“Its practical layouts, partially furnished units and accessible location in Wangsa Maju, Setapak offer a balance of comfort and convenience,” she said.

Mah Sing said the development would feature more than 45 facilities across its podium and ground levels, including a 50m infinity pool, Jacuzzi, pool deck, sunken lounge, sunken terrace, indoor gymnasium, yoga and Pilates studio, games room, karaoke lounge and a multipurpose hall configured for badminton and pickleball.
Other planned facilities include children’s play areas, a pool slide, a mini wall-climbing installation and landscaped recreational spaces.
The developer said the project would also incorporate electric vehicle charging bays, solar panels, a centralised water filtration system and an on-site composting area. It said M Mira had obtained provisional GreenRE Silver certification.
Mah Sing said the development is approximately 650m from Sri Rampai LRT station and 820m from Wangsa Maju LRT station. It also cited the planned Setapak and Rejang MRT3 stations as potential future public transport connections.
The developer listed road connections via the Setiawangsa-Pantai Expressway, Duta-Ulu Kelang Expressway, Middle Ring Road 2, Ampang-Kuala Lumpur Elevated Highway and Sungai Besi-Ulu Kelang Elevated Expressway.
Nearby amenities cited by Mah Sing include AEON Mall Wangsa Maju, approximately 500m away, Giant Hypermarket (2km) and Columbia Asia Hospital (4km).
Schools in the surrounding area include SK Taman Seri Rampai (190m), Sri Utama International School Kuala Lumpur (1.4km), SMK Taman Seri Rampai (1.6km) and SMK Zon R1 Wangsa Maju (2.1km).
Mah Sing founder and group managing director Tan Sri Leong Hoy Kum said Setapak remained an important market for the group, with M Mira building on its experience in delivering residential developments in the established neighbourhood.
“As we continue to grow our property business, we remain focused on acquiring land in strategic locations with good growth potential,” he said.
Leong said the group was also exploring digital infrastructure as a potential secondary growth engine, alongside complementary utility and infrastructure support solutions.
Mah Sing said the M Mira sales gallery is open daily and features two furnished show units.
Operating hours are from 9.30am to 6pm on weekdays and 10am to 6pm on weekends and public holidays.
