MRT Corp, IJM Land unveil RM600mil The Linque integrated with Cochrane MRT Station

Malaysia Rapid Transit Corp Sdn Bhd (MRT Corp) and IJM Land Bhd have unveiled The Linque, a transit-oriented development (TOD) with an estimated gross development value (GDV) of RM600 million that is directly integrated with Cochrane MRT Station.

The project marks MRT Corp’s first TOD initiative in the Klang Valley and forms part of its Rail Plus Property strategy aimed at creating long-term value around public transport infrastructure.

Speaking at the unveiling ceremony, Transport Minister Anthony Loke Siew Fook said the success of rail networks should not be measured solely by passenger numbers, but also by the economic and social value generated around stations.

“Every MRT station should become more than a transport node. It should become an engine for investment, jobs, economic activity and vibrant communities,” he said.

Developed through a strategic partnership between MRT Corp and IJM Land, The Linque will comprise about 586 serviced apartment units with retail components and direct covered access to Cochrane MRT Station.

Loke said TODs are about creating integrated communities where residents can live, work, shop and travel conveniently while reducing reliance on private vehicles. He pointed to cities such as Hong Kong, Tokyo, Seoul, Taipei and Singapore as examples of how rail infrastructure and property development can be successfully integrated.

MRT Corp chief executive officer Datuk Mohd Zarif Hashim described The Linque as the next chapter of the company’s Rail Plus Property strategy. He said Cochrane was identified as one of MRT Corp’s most attractive TOD opportunities due to its direct MRT connectivity, proximity to Tun Razak Exchange (TRX), and interchange access at Maluri station between the MRT Kajang Line and LRT Ampang Line.

The development site is also surrounded by established amenities including MyTOWN Shopping Centre, IKEA Cheras, Sunway Velocity, healthcare facilities and educational institutions.

Zarif highlighted the project’s basement-to-concourse connection to Cochrane MRT Station, describing it as a first-of-its-kind feature for an MRT-integrated residential development. Residents will be able to access the rail network without stepping outdoors.

He added that MRT Corp has taken a more collaborative approach with IJM Land, moving beyond the conventional landowner-developer relationship. Both parties have jointly shaped the development concept, design and placemaking elements to ensure alignment with the long-term objectives of the MRT network.

MRT Corp and IJM Land signed a joint development agreement in December 2025, with development order submission completed within about five months.

IJM Land chief executive officer Datuk Tony Ling Thou Lung said The Linque, guided by the concept “Living Above the Line”, reflects changing expectations among urban residents who prioritise accessibility and convenience.

He said residents will enjoy seamless access to public transport, workplaces and lifestyle destinations, including TRX, which is just one MRT stop away.

Zarif noted that The Linque is one of several TOD projects in MRT Corp’s pipeline, alongside the Bukit Chagar Integrated Development in Johor Bahru adjacent to the RTS Link Station.

Loke said the significance of the project lies not only in its development value, but in what it represents for the future of public transport connectivity and sustainable urban development in Malaysia.
