Sunsuria’s diverse property portfolio caters to evolving residential and commercial needs, from spacious family homes to integrated city living

As lifestyles and priorities evolve, property buyers are looking for spaces that meet their changing needs. From growing families seeking more room to urban residents prioritising convenience and connectivity, different preferences continue to shape Malaysia’s property landscape.

With a portfolio spanning townships, residential, commercial, industrial and integrated developments, Sunsuria places an emphasis on community-centric planning and creating spaces that respond to different needs.

Among Sunsuria’s upcoming developments are RIA Sunsuria in Kwasa Damansara, Selangor and KL City Gateway (KLCG) in Kampung Baru, Kuala Lumpur. While RIA Sunsuria focuses on spacious, family-oriented living, KLCG brings together residential, commercial and lifestyle components within an integrated city-centre development.

Making space for growing families

As families grow, so do their requirements for space. Couples planning to have children may need an extra bedroom or two while multigenerational households need sufficient room for everyone without compromising personal space.

These considerations are reflected in RIA Sunsuria, a low-density residential development in Kwasa Damansara, approximately 3km from Kota Damansara. Guided by the concept of ‘The Joy of Living’, the development emphasises spacious layouts, greenery and facilities designed to accommodate residents at different stages of life.

With a GDV of RM630mil, RIA Sunsuria encompasses 9.464 acres of freehold residential land. The project features 494 condominium units across two wings, alongside 26 three-storey Super Linked Terrace Homes. The condominiums boast built-up areas ranging from 1,195 sq ft to 1,841 sq ft, with three-bedroom to four-plus-one-bedroom layouts. For families seeking more space, the Super Linked Terrace Homes feature dimensions of 26ft by 80ft, with built-up areas starting from 3,828 sq ft. Prices for the condominiums start at RM731,000 while the terrace homes are priced at around RM2.3mil.

Complementing its residences are approximately 4.5 acres of green spaces and shared facilities, providing residents with opportunities to unwind, stay active and spend time with family. The development also offers views of a 42-acre central park and a 13.6-acre lake.

Lush landscaped walkways and inviting outdoor spaces bring residents closer to nature at RIA Sunsuria, as depicted in this artist’s impression.

Designed for different lifestyles

RIA Sunsuria includes a dedicated lounge for senior residents to socialise, as well as a recreation area for pets. Accessibility features are also incorporated at selected entrances and in bathrooms. Outward-facing rooms and balconies are positioned to encourage natural light and ventilation while selected layouts include additional study or utility rooms.

Residents will also have easy access to schools, healthcare facilities and shopping destinations in the surrounding areas. The Kwasa Damansara MRT station is located approximately 300m away via a connected walkway, serving as an interchange between the Kajang and Putrajaya lines.

Sustainability considerations are integrated into RIA Sunsuria’s design, with the development having been awarded GreenRE Provisional Silver certification. Planned features include energy-efficient building systems, water-saving fittings and electric vehicle charging points. The development is expected to be completed in the third quarter of 2030.

Convenience at the heart of the city

While RIA Sunsuria focuses on spacious, family-oriented living, KL City Gateway (KLCG) offers a different approach to urban living. Situated along Jalan Sungai Baru in Kampung Baru, Kuala Lumpur, the approximately eight-acre integrated development brings together residential, commercial, retail and lifestyle spaces within a single master plan.

KLCG has an estimated GDV of RM2.75bil for its first phase, with Sutera and Kelarai among its key components. Each serves a different residential purpose within the larger development. Sutera comprises 832 units, including 640 suites and 192 service apartments. The suites launched to date are the fully furnished Business Suites and Residential Suites ranging from 425 to 835 sq ft.

The residences offer a range of shared facilities. Level 8 features recreational amenities, including swimming pools and a gymnasium, while the Sky Business Lounge on Level 41 provides space for work and meetings. The Sky Entertainment Hub on Level 43 offers a setting for leisure and social gatherings, with panoramic views of Kuala Lumpur’s skyline.

Inspired by the elegance of silk, Sutera’s grand, hotel-inspired lobby creates a refined arrival experience. Complementing this is the appointment of Maple Hospitality Group, the company behind MapleHome, as Sutera Suites’ hospitality and short-term rental management partner, bringing expertise in professionally managed accommodation.

Kelarai, another residential component within the master plan, comprises 580 apartments with layouts ranging from 969 sq ft to 1,200 sq ft.

Both developments form part of the larger KLCG master plan which also incorporates retail, dining, landscaped areas and public spaces. The development is located within reach of Kuala Lumpur’s LRT network, while the nearby Saloma Link provides a pedestrian connection to the KLCC area. The approved direct ingress and egress from the Ampang-Kuala Lumpur Elevated Highway (AKLEH) will complement the development’s existing connectivity, offering residents an additional route to and from the city centre upon completion.

Proposed sustainability features in the master plan include rainwater harvesting, solar panels for common-area use, landscaped green spaces and provisions for electric vehicles and cyclists. Sutera is expected to be completed in the first quarter of 2031.

Sutera’s striking architectural facade, as envisioned in this artist’s impression, adds a contemporary touch to KL City Gateway.

Beyond residential developments

Sunsuria’s property portfolio also includes developments catering to different residential needs. In Bangsar, Bangsar Hill Park offers contemporary homes, complemented by greenery and urban resort-style amenities within an established neighbourhood. Over in Sunsuria City, Sepang, The Chapter offers a co-living concept. The freehold project offers strong investment potential with well-rounded facilities for residents who prefer greater flexibility in their living arrangement.

Beyond residential properties, Sunsuria’s portfolio extends to commercial and industrial developments. Sunsuria Forum Corporate Suites in Setia Alam offers office spaces for businesses, while Sunsuria Kejora Business Park in Puncak Alam caters to the industrial property segment.

With RIA Sunsuria and KL City Gateway among its key upcoming developments, Sunsuria continues to expand its diverse property portfolio, creating thoughtfully planned spaces that cater to evolving lifestyles and business needs. For more information, visit www.sunsuria.com.
