Residents say Sungai Baru project delivers better-than-expected returns

KAMPUNG Sungai Baru residents are confident that the redevelopment project would deliver the housing commitments promised to them, Utusan Malaysia reported.
They said the terms offered were favourable and consistent with agreements signed several years ago.
Sabariah Amran, a terrace house owner, said the project had remained on track since negotiations began.
“The Sungai Baru redevelopment project brings more benefits than drawbacks because the developer has never failed to honour its commitments,” she said.
Sabariah had been receiving RM2,500 a month from the developer since vacating her home after signing the agreement.
She said her corner-lot unit entitled her to a larger replacement package than the one offered to middle-lot owners.
“Under the agreement, the developer will provide three condominium units to owners of middle-lot terrace houses, but my corner-lot unit is twice the size.
“So what I will receive from the developer is double what middle-lot owners get, which is two units of 1,200 square feet and four units of 996 square feet,” she said.
Another resident, Noraliza Ayub, who has lived in transit accommodation since 2016, said she looked forward to returning to the community once construction finished.
“My family owns a two-room flat in Block B. When the project is completed, we will be given a 1,200-square-foot unit, and I am grateful because our wish is being fulfilled,” she said.
She said the community hoped the project would be completed soon so residents could return to the Kampung Sungai Baru community.
Minister in the Prime Minister’s Department for Religious Affairs Datuk Mohd Na’im Mokhtar, who has family ties to the area, said he welcomed the resolution of the long-standing redevelopment issue.
He acknowledged Prime Minister Datuk Seri Anwar Ibrahim and Federal Territories Minister Datuk Seri Dr Zaliha Mustafa for advancing the project.
“Residents must monitor the project’s progress and ensure the developer completes the work according to the required quality and timeline,” he said.
Meanwhile, police detained four individuals after attempting to disrupt the groundbreaking ceremony.
Kuala Lumpur police chief Datuk Fadil Marsus said officers acted on information that a gathering had been planned with the intention of causing unrest.
He said two men and two women aged between 39 and 47 were arrested at the site.
“When they were detained, they shouted repeatedly and disrupted the safety of the event,” he said.
The arrests were made under Section 105 of the Criminal Procedure Code following a call for a gathering published on TikTok on Nov 28.
Fadil said investigations were continuing to ensure the safety and smooth progress of the redevelopment.
